Free site check + topo plan
Can you build a granny flat on your property?
Usually yes, if the lot is in a residential zone, is at least 450 m² with at least 12 m of frontage, and isn’t heritage-listed or ruled out by flood or bushfire controls. Send us the address and we’ll confirm it properly — and send you a free topography plan of your lot showing how it falls.
What we check
- Zone, and whether a secondary dwelling is permitted
- Lot area, frontage and shape — including battle-axe access
- Heritage, flood, bushfire and other exclusions from complying development
- Side and rear setbacks, open space and the 60 m² limit
- Which of our designs fit, and where on the block
- CDC or DA — and what each would cost
- Free desktop topography plan — contours, spot levels, fall and slope over your boundaries, from NSW Government elevation data. Shows at a glance whether the back of the block is flat or will need cut, fill or a split level
The topo plan is a desktop assessment from the NSW 5 m elevation model (±0.5–1 m vertically) — good for planning and briefing, not a substitute for your surveyor’s detail survey.
